We invest alongside experienced local and regional real estate Managers (GPs) and Developers, as both a strategic acquisition partner, and a Co-GP or LP equity partner.

Partnership Criteria

CRE-Endeavors looks to invest in multifamily acquisitions and development projects with Managers/Developers who have in-depth knowledge of their local markets, a strategic business plan, and a financing structure that considers the exit strategy and local market cycle.  

CRE-Endeavors invests in projects that meet our Main Guidelines:

Manager/Developers must be local to the market – They must have significant knowledge and prior experience operating in their local real estate markets. We also look for a proven track record of delivering superior investment results by acquiring, repositioning, managing and selling apartment properties.**As part of our mission to expand capital sources and commercial real estate investments to diverse groups of investors, we will consider emerging managers as long as they are supported with an experienced acquisition team and 3rd-party property management company.  

Manager/Developers must have “skin in the game” – CRE-Endeavors requires the Manager/Developer to make a significant cash investment into each deal.

Manager/Developers must have an experienced local Property Management Team In-Place – Principals must be active in understanding the day-to-day operations and property management needs, and must have a professional management company in-place with a proven track record of success within the particular asset for investment.   The management company should also be familiar with a variety of debt financing (including agency financing, bridge/construction). **The property management company can be owned (in-house) by the Manager/Developer but the team needs to provide proof of a proven track record of experience in management for that particular acquisition.

Communication & Transparency - Managers/Developers must have professional reporting, technology, and systems in place to ensure consistent communication and transparency throughout the investment cycle. As markets continue to evolve, the increased frequency of communication is expected.

Investment Criteria

To achieve our mission, CRE-Endeavors looks to build long-term relationships with a number of preferred Manager/Developers.

Our Equity Program Criteria:


Equity investment size: $1,000,000 to $3,000,000 per project.

Target hold period for a project: 3-7 years.

We require a minimum 8% preferred return.
The IRR is deal specific and will range from 13-21%+, depending on the type of asset and investment strategy (core-plus, value-add, opportunistic). We look for return multiples of 1.75X to 2X on our equity investment.

We invest in a blend of core-plus, value-add, and opportunistic multifamily projects. This primarily includes apartments (workforce & affordable housing), but we also like student-housing, senior housing, conversions-to-apartments, manufactured housing communities, and built-to-rent projects.

Our preferred markets for investing are Georgia, Tennessee, and Alabama, but we will consider other growth markets throughout the United States with favorable economics and supply/demand fundamentals.

Debt Financing Partners

We have financing partners in direct lending that provide agency financing (Fannie/Freddie/HUD), bridge, and construction loans to execute on a number of investment strategies.
